The most common callout there is
Commercial Plumbing and Drainage in London
Leaks, blockages, failed water heaters and drainage that backs up. Plumbing generates more reactive callouts in commercial buildings than any other discipline.

Water damage is the expensive kind.
A power fault stops a building trading for an afternoon. A leak over a server room, a stock room or a tenanted floor below can cost more than the rest of the year’s maintenance budget, and the argument about who pays for it lasts longer than the repair.
Speed matters more here than almost anywhere else, which is why plumbing sits close to the reactive line rather than being a discipline we subcontract at arm’s length.
What we cover.
- Reactive: leaks, burst pipes, blocked toilets and drains, failed pumps, no hot water, water ingress
- Drainage: high-pressure jetting, CCTV drain surveys, root and fat removal, gully and interceptor clearance
- Water systems: cylinders, calorifiers, unvented systems, booster pumps, tanks and cold water storage
- Washrooms: sanitaryware, cisterns, taps, urinal controls, shower valves and shower installations
- Compliance-adjacent: temperature monitoring, flushing regimes and remedial works arising from a legionella risk assessment
- Planned: servicing of water heating plant, scheduled drainage maintenance, winter preparation
Showers and washrooms fail in predictable ways.
Commercial washrooms and shower blocks in gyms, sports clubs, leisure centres and staff facilities fail in predictable ways. Limescale destroys push-button and non-concussive valves, hard water shortens the life of every heating element, and drainage falls that were adequate when installed stop coping once usage doubles.
We handle both ends of that: descaling and servicing existing installations to buy time, and replacing tired push-button units with self-regulating showers that hold temperature and stop generating complaints.
Some blockages need a survey, not a plunger.
Recurring blockages in the same location are almost never a usage problem. They are a fall, a root intrusion, a collapsed section or a build-up that jetting alone will not clear permanently.
A CCTV drain survey costs a fraction of the third emergency attendance and tells you whether you are buying a repair or a maintenance regime.
Why this one is different
What a plumbing contract actually stops.
A power fault costs you an afternoon. A leak over a tenanted floor can cost more than the year’s maintenance budget, and the argument about who pays lasts longer than the repair.
Speed matters more here
Every hour a leak runs, the making-good gets more expensive. Plumbing sits close to the reactive line rather than being subcontracted at arm’s length.
Drainage diagnosed, not plunged
Repeat blockages in the same place are a fall, a root or a collapse. A CCTV survey costs less than the third emergency attendance.
Hard water is the real enemy
London water destroys valves, elements and shower units. Scheduled descaling costs a fraction of the failures it prevents.
Washrooms and showers as a specialism
High-use changing rooms, gyms and staff facilities fail in predictable ways. We handle both the servicing and the replacement.
Compliance-adjacent work
Temperature monitoring, flushing regimes and the physical works arising from a legionella risk assessment, evidenced alongside the rest of the compliance calendar.
Making good afterwards
Ceilings, floors and decoration after a leak, through the same contract. A plumber who leaves you with a hole is only half a solution.
Where it fails first
Buildings that generate the most water calls.

Leisure and sports facilities
Showers, changing rooms and wet areas take more punishment per square metre than anything else. Limescale and worn valves are near-universal.
Maintenance for leisure and sports facilities →
Offices and workspace
Washrooms and kitchens in constant use, and a leak that reaches a floor below turns into an insurance conversation quickly.
Maintenance for offices and workspace →
Industrial and warehouse
Yard drainage, gullies and interceptors that silt up under vehicle traffic and are invisible until the yard floods.
Maintenance for industrial and warehouse →How we work
How we handle a water problem.
- 01
Stop it
Isolate, contain and stop the damage spreading. Everything else is secondary while water is still moving.
- 02
Find the cause
Where it is recurring, that means a survey rather than another clear. Repeat blockages and repeat leaks always have a reason.
- 03
Repair properly
The permanent fix, priced, with the temporary work clearly labelled as temporary until it is done.
- 04
Make good
Ceilings, floors and decoration put right through the same contract, so you are not sourcing a second trade to finish the job.
Common questions
Questions we get asked about plumbing and drainage.
Do you cover emergency plumbing out of hours?
Yes. Plumbing failures are one of the most common reasons the 24 hour line rings, and water damage gets worse every hour it is left, so leaks and drainage failures are treated as attend-now.
Are you Gas Safe registered?
Gas work is only ever carried out by a Gas Safe registered engineer, as the law requires. Where that engineer is a specialist we bring in for the job rather than one of our own, we hold the relationship, manage the visit and file the certificate against your building, so you still deal with one party.
Can you do planned plumbing maintenance rather than just repairs?
Yes, and for buildings with high-use washrooms it is usually the cheaper route. Scheduled descaling, valve servicing and drainage maintenance costs less over a year than the emergency attendances it prevents.
Do you work on water hygiene and legionella?
We deliver the remedial and maintenance side: temperature monitoring, flushing regimes, tank and calorifier work, and the physical works arising from a risk assessment. The risk assessment itself is carried out by an accredited water hygiene specialist, which we arrange and manage as part of a compliance contract.
